Timeline is one of the first questions agents and loan officers ask when a manufactured home transaction comes up. Here's a straight answer.
Standard Turnaround: 5 to 7 Business Days
From the time you submit your order to when we deliver the signed and sealed certification, standard turnaround is 5 to 7 business days. That includes scheduling and completing the physical inspection, writing the engineer's report, and delivering the signed letter.
That timeline assumes the foundation passes inspection. If the engineer identifies deficiencies that need to be corrected before the certification can be issued, the clock resets after remediation is complete and the re-inspection is scheduled.
Rush Orders: 72 Hours
If closing is tight, a rush certification is available for an additional $200. We prioritize rush orders and deliver the signed certification within 72 hours of the inspection being completed. Same PE-signed, lender-accepted document, just faster.

What Affects the Timeline
A few things can extend the standard 5 to 7 day window:
- Property access. We need to physically inspect the foundation, which means getting under the home. If the crawl space access is blocked or the property is difficult to reach, that adds time to scheduling.
- Property additions. Porches, decks, room additions, and carports attached to the main structure require additional assessment. Factor in an extra day or two for properties with additions.
- Foundation deficiencies. If the engineer finds issues during inspection, the certification can't be issued until they're corrected. Minor items like a damaged vapor barrier can be addressed quickly. Structural issues with piers or anchoring take longer.
- Remote locations. We cover every county in Florida, but properties in rural areas may require additional scheduling lead time.
How to Keep Your Closing on Track
Order the certification at the same time the appraisal is ordered. The two are separate processes but both are required before closing, and ordering them simultaneously prevents one from holding up the other.
Make sure property access is confirmed before the inspection is scheduled. A locked gate or an inaccessible crawl space that delays the inspection by even one day can push the certification past your closing date.
What You Receive
At the end of the process you receive a signed and sealed letter from a Florida-licensed PE confirming the foundation meets HUD's Permanent Foundations Guide for Manufactured Housing (1996). The letter is delivered digitally and can be sent directly to your lender, underwriter, or closing team.
